Air Conditioning
Your annual air conditioning inspection includes:
- Test voltage and amperage of all motors
- Tighten all electrical wiring and connections
- Lubricate all moving parts
- Check blower motor and wheel
- Adjust the tension belt
- Inspect the filter
- Calibrate the thermostat if needed
- Test the safety controls
- Inspect and test the compressor and condenser fan
- Check and test the contractors, capacitors, and relays
- Clean the condenser coils and remove accumulated debris from the unit.
- Check refrigerant levels and top off Freon, if needed (A1Q4 only up to 2 pounds)
Heating
Your yearly heating inspection will include:
- Perform a carbon monoxide safety check
- Inspect, clean, and adjust the flame sensor
- Adjust the operation pressure
- Lubricate all moving parts
- Calibrate the thermostat if needed
- Clean and adjust all burners
- Inspect the venting
- Tighten all wire connections
- Check all filters
- Inspect the pilot assembly
- Measure the voltage and amperage draw
- Test safety controls and label all emergency shut-offs
Plumbing
Your annual plumbing inspection includes:
- Dye test all toilets to check for leaks and ensure proper operation
- Inspect all faucets and any exposed hot and cold water supply lines
- Examine all exposed water piping
- Check all drains for flow, leaks, and clogs
- Examine washing machine hoses
- Inspect all hose bibs
- Test and label all emergency shut-offs and water shut-off valves
- Check the household water pressure
- Examine the garbage disposal
- Inspect the sump pump
- Apply Bio-Clean treatments to all drains and toilets
- Multi-point inspection of your gas or electric water heater
